Yes — every Kinley resident gets free access to the AppFolio online portal. Pay securely by bank transfer, debit, or credit card from your phone or laptop, anytime. Sign in via the Tenant Login button at the top of every page.
How do I submit a maintenance request or work order?+
Log into your AppFolio resident portal, tap Maintenance, and submit a work order in under a minute. Attach photos, describe the issue, and you'll get notifications as our team accepts, schedules, and completes the job.
Can I set up auto-pay for rent?+
Yes. Inside the AppFolio portal you can set up automatic recurring rent payments and turn on reminders so you never miss a due date.
Where do I find my lease and other documents?+
Your signed lease, addendums, notices, and receipts all live in the Documents section of your AppFolio portal — no more digging through email.
Is there a mobile app?+
Yes. The AppFolio Online Portal app is free on iPhone and Android. Pay rent, submit work orders, and message our team right from your phone.
Do you offer 24-hour emergency maintenance?+
Absolutely. Our team is available 24/7 for emergency maintenance. Your safety and comfort are our top priority.
What are your pet policies?+
Maximum 2 pets per apartment. No full or mixed breeds of Pit Bull, Rottweiler, Doberman, German Shepherd, Chow Chow, or wolf hybrids.
How do I apply?+
Click Apply Now at the top of any page, choose your apartment, and submit your application. There's a $50 application fee per person. Approval is based on the terms of your application — not every applicant is approved.
What lease terms do you offer?+
Some of our properties offer 6, 12, 14, and 15-month lease terms. Select communities also run specials where 14 and 15-month terms come with a lower monthly rent rate. Ask the on-site team for current availability and pricing.
